Fire alarms are required in most buildings, in accordance with the Regulatory Reform (Fire Safety) Order 2005 and the Fire Risk Assessment. They are the safest and most reliable way of informing all employees and staff of a fire situation.
Fire alarm servicing should be carried out at least every six months as recommended in the British Standard Code of Practice.
When choosing a fire alarm system many factors need to be considered such as the purpose, building structure and current legislation.
Fire Safety in new, extended or altered buildings is the responsibility of the Local Authority who delegates the responsibility to Building Control Department who in turn enforces and administers the Building Regulations.
In existing commercial buildings, premises are subject to The Regulatory Reform (Fire Safety) Order 2005.
A fire risk assessment will determine the level of fire alarm system required for your business premises.
The guidance usually indicates appropriate British standards. The design and installation of the fire alarm systems needs to comply with BS5839 pt1:2017.
All fire alarm systems essentially operate on the same principle. If any automatic detection detects smoke, heat or someone operates a break glass unit (manual break point), then the alarm sounds. This in turn will warn others in the building that there may be fire and the need for evacuation through the nearest fire door.
The alarms can be linked to shutdown anything from main gas valves to main building BMS panels and link to a Central Station for automatic summoning of the fire brigade
Serving customers in Milton Keynes, Bedford & beyond, Tec Fire & Security can help if you wish to upgrade, maintain or require a new fire alarm system. A site-specific survey combined with a fire risk assessment will determine your requirements.
System Categories
M, a manual system, incorporating no automatic fire detectors.
Category L consists of systems of automatic fire detection systems intended for the protection of life, which are further subdivided into:
L1, a system installed throughout all areas of the building, with the objective of offering the earliest possible warning of fire, to achieve the longest available time for escape.
L2, a system installed to satisfy the recommendations for category L3, with the added objective of affording early warning of fire in specified areas of high fire hazard and/ or high fire risk.
L3, a system designed to give a warning of fire at an early enough stage to enable all occupants, other than possibly those in the room of fire origin, before the escape routes are impassable owing to the presence of fire, smoke or toxic gasses.
L4, a system installed within those parts of the escape routes comprising circulation areas and circulation spaces, such as corridors and stairways. With the objective to enhance the safety of occupants by providing warning of smoke within escape routes.
L5, a system in which the protected area(s) and/ or the location of detectors is designed to satisfy a specific fire safety objective (other than that of a category L1, L2, L3 or L4 system).
Category P systems are automatic fire detection systems intended for the protection of property, further subdivided into:
P1, a system installed throughout all areas of the building, with the objective of offering the earliest possible warning of fire to minimize the time between ignition and the arrival of firefighters.
P2, a system installed only in defined parts of the building, with the objective of providing early warning of fire in areas of high fire hazard levels, or areas in which the risk to property or business continuity from fire is high.
